Maui Real Estate Activity for Wailea and Makena in November

Of course it was a slow November in Wailea and Makena. Nobody expected anything different during the election month and with the current worldwide fiasco in the economy. Though prices for prime properties and locations are holding strong, we have seen almost two dozen price reductions for Wailea and Makena Real Estate during this past month.

No home sale has been posted and there are still the same two Escrows: the big beachfront home on Keawakapu Beach and the oceanfront home in Makena next to Secret Beach. There are now 48 homes listed versa 45 by the end of October. Seven of these listings are new for November.

Like the begining of the month, there are just over 50 Vacant Land listings in the area. The one-acre lot in Maluhia at Wailea has been cancelled this month. Lot #24 in Wailea Golf Vistas got relisted with another company. The price is now $1,895M. There is no Escrow and no closing has been posted in November.

Three Wailea Condos sold this month. Hoolei at Wailea posted an original sale with the developer. Wailea Elua finally closed on unit #2201. As reported here earlier, Wailea Beach Villas Penthouse #204 sold for $2M even. Combining cancellations and new listings, there are about two dozen more listings on the market then at the end of last month. With a total of 181 Wailea and Makena Condos listed, we are at the number that is usual for the beginning of the season.

The above photo of Wailea Point was taken from the south just a few days ago. The complex added three new listings, but unit #604 simply changed listing agents. Opportunity is knocking in Hoolei at Wailea: Currently there are 27 listings, almost 25% out of the total 120 units in the complex. Some of those are still posted with the developer. Similar ‘deals’ can be made in Kai Malu at Wailea. There are 22 listings available with 150 units in the complex.

It has been years since Wailea and Makena had so much valuable Real Estate to choose from. There are amazing opportunities at almost every price point. If you are not contacting me directly, do yourself a favor and at least contact your Maui Real Estate Agent. It’s a great time to buy and you can thank me later.

Wailea Beach Villas Penthouse J-506

Probably the best location in the Wailea Beach Villas for unsurpassed ocean and outer island views: It does not get any better then this! J-506 is in the center of the Penthouse Building, the top floor corner location. This unit offers more natural light through two extra windows in the master bedroom and in the kitchen. These windows are possible because of the remote top floor location. There are virtually no neighbors to the north.

Wailea Palms Open House in Unit #3705

Tomorrow I will be in Wailea Palms, unit #3705. This is a ground level unit with the popular “B” floor plan and 1,194 square feet. It is listed for $875,000.00 and has some ocean views. I will also have the keys for a couple of other units that are listed in the MLS or available For Sale in Wailea Palms. For example, unit #3505 is a ground level “C” plan with 1,242 square feet. It is also possible to visit unit #3805.

There are now two units listed below $900K. For a two-bedroom unit in this complex, that is a great value. The Palms do have a concrete structure and are solidly built. Since it’s completion in 1992 until this year, this complex sure had by far the best pool facility of any Wailea Condo. Now, with Kai Malu at Wailea and Papali Wailea, this is still one of the best three pools in the area. Check the photo below. I took that this morning. It was another gorgeous day in South Maui.

It’s been a number of years, but Wailea Palms is finally getting entrance gates installed. There is one more permit necessary and it is expected that this project will be completed during the first quarter of next year. The pedestrian areas on the left and the right side of the entrance are in place and all the power already underground. When you are driving in, watch out for the new pillar right in your way! That is for the electric panel and key pad.

When you are coming to visit, be sure not to miss the entrance. You might know that as Maui Real Estate Agents we are not allowed to set up directional signs in Wailea. Only it Makena. So, Wailea Palms is the complex with the ‘burgundy’ awnings. The Palms at Wailea next door still has the original ‘blue’ awnings. That complex is a vacation rental. Wailea Palms is not.
