The Popular Wailea Condos at The Palms At Wailea are “Taking Off” to a promising 2010 Winter Season

Over the last 10 days or so, it seems that The Palms At Wailea have been “Taking Off” per say. It seems that these popular Wailea Condos are preparing for a promising 2010 Winter Season. The Maui MLS shows four new listings plus a couple of price reductions. There are now a total of 12 Wailea Condos for sale on this side of the Palms and another 2 units are in Escrow, indicating a pending sale. That’s big! The years of 2009 and 2008 only brought a total of nine sales, while there were 16 recorded sales back in 2007.

At $1,150,000.00, Palms at Wailea 1510 may not be the best deal, but sure has the best views and the most complete remodel from everything else currently listed in this complex. The floor plan is an upstairs C plan with almost 1,300 square feet of living space. Palms at Wailea 1507 and Palms at Wailea 206 are also newly listed for $1,038,888.00 and $825,000.00 respectively. 1507 is a ground floor unit and 206 is an upstairs unit, both of which have the 1,194 square-foot B floor plan.

Special Note: Palms At Wailea 1203, a ground level B plan, sold on January 6th for $750,000.00 and is now listed as comparable sale in the Sales Reports.

Today’s Maui Photo was taken from the pool area looking towards building 15. You can clearly identify the peak corner units 1507 and 1508. I have sold both of these units in previous years. These Palms At Wailea units are available as Wailea Vacation Condos through 2 different companies. Both of them have their charm and have been remodeled in very unique and different ways.

New is also Palms At Wailea 202, an upstairs 1 bedroom 2 bathroom unit with 1,022 square feet listed for $599,000.00. Put all that together and it’s easy to understand that Palms At Wailea 405 is currently the best deal available in this Wailea Condo. It is a Maui Short Sale now listed for $499,000.00. This is a ground floor 1 bedroom unit in a quiet location, right behind the front office and very close to the pool. This unit is very well liked by the on-site rental company. Plenty Wailea Real Estate News for my most popular category the Wailea Condos

There are plenty of news to share for my main and most populated category, the Wailea Condos. It is Winter time and Wailea Real Estate News as well as Makena Real Estate news are pouring in. Beautiful to see that much action in the Maui MLS! There are now almost 200 pending transactions in the South Maui zip code. Today I am giving a brief overview of the last few days, specifically for the Wailea Condos. By all means, this is not a complete list.

Grand Champions Villas has 3 new listings. Unit #114 is the only new one-bedroom two-bathroom unit with 908 square feet. Great location, top floor corner unit, but in original condition. Unit #15 is a two-bedroom two-bathroom floor plan with 1,148 square feet,  a ground floor unit that is facing the “green wall” below in the direction of the Wailea Town Center. Unit #37 has a similar floor plan. It is a mid-floor unit in the center of the complex and has the lowest listing price from these 3 new listings. Today’s Maui Photo shows the Palms located in the heart of Wailea Elua. This is a quiet and peaceful location with great views. Wailea Elua is a strong hold oceanfront complex with very little activity and turn over. Owners do value their South Maui Condo differently in this complex. It is unique in many ways.

Wailea Ekahi shows 3 new listings also. Unit #32D and Unit #51F have good ocean views, similar floor plans, both with one-bedroom two-bathroom setups offering just below 900 square feet. Wailea Ekahi 1C is a one-bedroom one-bathroom unit with just below 800 square feet and no views. About a week ago, unit #52A was listed as a short sale. This unit also has the smaller floor plan. Hoolei At Wailea has 2 new listings in the Maui MLS. Unit K2 is the Maile floor plan with over 3,400 square feet. Unit M6 is the largest floor plan with over 4,200 square feet of living space. Also, Hoolei At Wailea O6 is now in a solid escrow position, showing the status with ‘do not show’. There are now still 17 Wailea Condos for sale within this complex alone.

That’s it for now. Word on the street is sure that there is ‘new life’ in the Maui Real Estate market. 2010 is new and while the whole world is freezing, it’s nice and warm on Maui. There are lots of Kihei Condos! But oceanfront Loke Hale on Iliili Road is an exquisite complex in a Perfect Location

Sorry! You missed it. Well, you had more then 250 days time to make an offer. But now this really cute oceanfront Kihei Condo has an accepted offer and is in Escrow. It was listed for $1,285,000.00.

Actually, I never counted them, but there really are lots of Kihei Condos and most of them are located on the mountain side of South Kihei Road. Still considered as part of South Kihei, Loke Hale is located on Iliili Road, a short half-mile stretch between Charley Young’s Beach in the south and the popular Kihei Surf Spot called Cove Park in the north.

Loke Hale is an exquisite and small Hans-Riecke-designed complex on the ocean side of Iliili Road with a beautiful green lawn atop the natural lava wall fronting the ocean. Loke Hale 202 is a 2-bedroom 2-bathroom unit with 1,020 square feet that has been completely remodeled in 2002. This second floor unit has fantastic ocean views from Maaleia and the West Maui mountains all the way down to Kahoolawe and the island of Molokini. The open kitchen and the living room are facing the ocean and so is the adjacent master bedroom. The bright unit offers lots of windows with a tropical breeze and the sound of the ocean 24/7. A soothing, simply beautiful and tranquil feeling at the same time. I truly love this unit.

Today’s Maui Photo only gives a glimpse of what this unit #202 in Loke Hale really is about. If you send me an email, I will return a link to more photos of this gorgeous remodel. Though it builds value for the owners, it is sad that we rarely see Kihei Condos in Loke Hale become available for sale. But there are other oceanfront Kihei Condos. Some of them are virtually located on the beach.
