What actually makes Wailea Elua 1002 and Wailea Elua 1904 so special and so interesting?

Did you see that Wailea Elua 1002 and Wailea Elua 1904 are both listed in the Maui MLS? The owners are not related, at least not that I know! There are only a combined total of 24 units in the front row buildings of 10, 13, 17 and 19 in Wailea Elua. These buildings are sharing Wailea Elua’s most famous and spectacular green lawn just steps from the white sandy beach below.

During the last 5 years there has only been one listing / sale in building 13. Wailea Elua 1301 is a 1 bedroom / 1 bathroom layout with just over 800 square feet, that sold in May of 2006 for $2,100,000.00. In the same time, only one sale recorded in Wailea Elua for more then $3,000,000.00. And that was in building 18.

Wailea Elua 1904 is the most Southern location in this complex. And Wailea Elua 1002 marks the most Northern point within these Wailea Condos. Well, these are the upstairs units and of course, you can add the respective ground level units 1903 in the South and 1001 in the North to this description. Other then the lanais, the lower and upper level in Wailea Elua are offering the same floor plans.

Now 142 days on the market and listed at $3,900,000.00, Wailea Elua 1002 offers a partial remodel and is located right next to the community pool, the work-out center and the mail boxes. This 2 bedrooms / 2 bathrooms unit has 1259 square feet and does not have the extremely wide grassy area right in front of the building like the south end of the complex. This unit is for the ocean lover! Daylight offers spectacular beach and breaking surf views from any spot of the front lanai. You are facing west, straight towards the sunset. Fall asleep at night with the soothing sound of the waves.

Wailea Elua 1904 is nearly 2 weeks on the market and listed at $3,850,000.00. Basically for the same price, basically with a similar partial remodel. The 2 bedrooms / 2 bathrooms here are offering 1363 square feet with a completely different layout and setting. You will find yourself further up from the ocean. The keyword here is “privacy”, accomplished by the wide famous green lawn mentioned earlier. Ocean views are drawn towards the north, along side of the beach. The sounds of the ocean appear more distant from this location.

I have clients that studied the Wailea Condos located oceanfront. At some point it became clear that there is nothing like Wailea Elua, if you are looking closer. After a number of visits over a few years, these clients finally became owners in the complex. The knowledge I gained is simple: The front row units in Wailea Elua are simply in-replaceable. The product does not compare and so don’t the prices. It’s Elua – you deal with it!

Wailea Point reports 5 Sales in 5 Months including Wailea Point 402 for $9,999,999 as Unlisted Sale

If the statistics for Wailea Point are in any way linked to the economic outlook, then we are doing just fine! Wailea Point is off for a great start in 2010, reporting five sales for the first five months of the year. This includes the completion of an unlisted sale in one of the best locations of the complex: Wailea Point 402 recorded in the middle of May for a near-the-record price of $9,999,999.

Wailea Point 402 is a 2 bedroom / 4.5 bathroom unit with just over 3,800 square feet of living space. This is a double unit covering the entire 2nd level of building #4. Today’s Maui photo shows the spectacular location right on the peak and high above the pacific ocean. This must be the spot that created the name “Wailea Point”!

Last week, a second closing for the month of May showed in the Maui MLS. Wailea Point 2801 is a unit on the 3rd level in the complex. This 2 bedroom / 2 bathroom ground level unit has excellent ocean views and was a great opportunity at $2,175,000.00 for this kind of location.

In 2005, there have been a total of 9 sales reported for Wailea Point. 2006 shows 6 closings and in 2007 that number went down to 5 sold units. Wailea Point had only 3 sales in 2008 and in 2009 it was just a single unit that sold in this prestigious complex. So, if the current trend in 2010 at Wailea Point with 5 completed sales is any indicator for our economic position, Wailea Real Estate and probably Maui Real Estate are at it’s turning point.

At the moment there are half a dozen units listed as Wailea Point For Sale. Prices are matching the sales history from roughly $2,000,000.00 to just over $10,000,000.00 for a single level double unit in the front row, Wailea Point 102. Record Sale for Wailea Beach Villas A201 at $12,500,000.00 shows Sold-Before-Listed in the Maui MLS today

Wailea Beach Villas A201 is the front row upstairs unit in building A. This is the north side of the building, overlooking the pool, offering unobstructed views of the Pacific ocean, Wailea Beach and the outer islands. This trophy location in the Wailea Beach Villas recorded for $12,500,000.00 on May 25th and is logged as sold-before-listed in the Maui MLS today.  A trend that seems to continue in this complex, if you are following the market!

What do you get for this price? Wailea Beach Villas A201 has 3 bedrooms and 3.5 bathrooms, offering 2863 square feet of living space plus a private one car garage in close proximity to the building. A private elevator leads to this unit on the upper level. Fully furnished and equipped with a number of upgrades, this is one of those Wailea Condos that can truly be called one-of-a-kind.

Today’s Maui Photo is an aerial shot from my recent selection during a late afternoon flight in March of this year. When considering the age, the quality of the construction, the outstanding amenities and the stunning location of Wailea Beach Villas A201, there are only very few Maui Condos, if any, that are able to match.

In fact, this is much more then just a Record Sale for the Wailea Beach Villas. When pulling the all-time statistics for any Maui Condos ever sold for $10,000,000.00 or more, the list is pretty short with only three recorded sales in total.

Starting with the “oldest” sale, Wailea Point 1601, a double-unit with nearly 3200 square feet, sold in May of 2006 for $10,000,000.00. It was on the market for 211 days. Less then a year later, Wailea Beach Villas A101 recorded for $10,200,000.00 in January of 2007. That was the “Height of the Market” for many, was it?! And just like today’s sale of the unit above, A101 never got listed. The third sale was today’s recording of Wailea Beach Villas A201 for $12,500,000.00.

Nevertheless, the current Maui Real Estate market offers excellent opportunities in almost every price range. But for Wailea Real Estate or even Maui Real Estate in general, it still counts that trophy oceanfront and ocean view locations are selling in their own category and for fair market value: they are simply not replaceable.
