Maui Real Estate Results for the 1st Quarter

The Realtors® Association of Maui just released the results for the month of March and the 1st Quarter of 2008. The complete pdf file for island wide results can be downloaded from my Activity Reports, bottom right side.

In Wailea and Makena, the sales of new Wailea Condos are certainly leading the statistic with 44 closed transactions from January through March. This includes 24 units in Kai Malu at Wailea, 17 units for Hoolei at Wailea and the first three closings of Papali Wailea.

The re-sale market shared an additional 20 transactions during this period: Popular Wailea Ekahi reported four closings while Grand Champions Villas, Palms at Wailea, Wailea Palms, Fairway Villas, Wailea Beach Villas and Wailea Point each had two closings. Wailea Ekolu and Kanani Wailea each closed one transaction.

Two Makena Condos had one closed sale each during the 1st Quarter of the year: Polo Beach Club and Na Hale O Makena. As a New Development, Maluaka at Makena will not show in the MLS for a while, but had a very successful start during the first few months of 2008.

Five Wailea Homes have been sold during the same time. Two homes in Wailea Kai and one home each in Wailea Kialoa, Fairway Estates and Wailea Golf Vistas. Though not in Wailea, it is good to know that the most expensive transaction was a home on Keawakapu Beach in need of a renovation. This transaction closed for $10,000,000.00. In addition, Wailea Pualani reported the sale of a vacant lot.

Vacant Lots ready to build

With growing inventories of residential homes and condominium units available throughout Wailea and Makena, the opportunity to buy a great piece of vacant land, ready to build, became quiet rare in relation over the past few years. We are proud to introduce The Bluffs at Wailea: 12 spectacular building lots with fabulous views over Wailea resort and the ocean in the distance. And there is space to roam. Most of these lots are about half an acre in size. Lot # 4 stands out with over 1.1 acre and lot # 12 will offer just over 27,000 square feet. Mixed-use Arrangement in a large scale

The combined development of the Wailea Gateway center and The Bluffs at Wailea are giving the pleasant feeling of a modern mixed use arrangement in a larger scale. Both buildings of the Wailea Gateway are only two story buildings, smartly positioned towards the corner of Piilani Highway and Wailea Ike Drive. This layout should naturally offer sufficient privacy and also function as a noise shield for the residential lots of The Bluffs at Wailea. The expected restaurant on the top floor of building B might just become the ‘bar with the best view in town’.

As you can see on the above slide show, the site work is in full motion. Individual lot owners will have the opportunity to install gates to their lots as this New Development will not be gated at the main entrance off Wailea Ike Drive. The gentle slope towards the ocean and below The Bluffs at Wailea will offer excellent views in all directions.

The developer has currently released the six highest lot numbers (7, 8, 9, 10, 11 and 12). The lowest priced location is lot #11. It is available for $1,350,000.00 at the time of this post. Papali Wailea added to the MLS

Papali Wailea has been added to the Multiple Listing Service (MLS) by the Maui Board of Realtors®. This basically means that this extraordinary condominium complex is now ‘online’: We have updated our popular Property Search function today and added Papali Wailea to the search column on the left side. Like all other condos and residential areas in Wailea and Makena, you can now easily access photos, plat maps and listing details for each individual listing. At the moment, no sale has been recorded, but we have already connected the Activity Report function on our website to the property listings. As usual, we will update this report once sales have been reported in the MLS.

Without a question, Papali Wailea is home to the most spectacular pool facility of any complex in Wailea and Makena. Only 24 more home-like units are nestled on four terraced building plat forms high above world famous Keawakapu Beach. At the time of this post, 7 Papali Wailea units are available for sale. Feeling “Wailea” above the Rest of the World!

Pretty much everything about Papali Wailea is different. Averaging 100 feet above famous Keawakapu Beach, the location encompasses 10,44 acres on a gentle slope. The low-density project will have only 24 units, 2.4 units per acre. Amazing when you are considering that the beloved Wailea Palms next door has 120 units on 14 acres. You get the idea: they will be great neighbors. Bordering Kilohana Drive in the north, Keawakapu Beach is still in comfortable walking distance.

The first Impression of Papali Wailea

The layout of Papali Wailea is simple and works perfect: four building levels are smartly carved into the hillside. Each level has six residences. The lowest level is wider and has plenty of space for the fabulous pool and the fitness center. During a recent evening introduction the developer insured all Realtors that the model will be easy to show upon request and with appointment.Walking ‘inside’ the model unit, the experience of Papali Wailea rises to yet another level. This is not a multi unit design with long hallways, dark rooms or distant parking. Matching the entire complex, each unit has this simple, yet smart layout: they are all individual single level units with over 4,150 sq ft of bright and airy living space. There are 2,328 sq ft of enclosed area and an attached garage with 470 sq ft as well as a 138 sq ft storage room for toys and sports equipment.

Stunning Features & ‘first class’ Materials

The space efficient floor plan offers three separate suites with an extra half guest bathroom. The ceilings are slopped towards louvered glass vents in the gables and guarantee for natural ventilation and light. This design will make the dual zone central air conditioning system almost unnecessary. Ceiling heights are measured from 9 to 12 feet in the rooms with a whooping 18 feet in the in the kitchen and living areas. We are in Hawaii, but the extensive use and structured Alaska Yellow Cedar ceilings look fantastic and are termite resistant. It feels great to look up, almost like a piece of art. By the way, all load-bearing posts in the construction of Papali Wailea are steel columns. In- and exterior doors are 8 feet tall and solid core Mahogany throughout. The dominant Mahogany also includes running trims and window casings with insulated, Low-E glass. The ocean-side wall of each home shows an impressive 44 linear feet of continuous window. This insures a 110 to 150 degree view corridor for any of the residences.

The easy lift-and-slide hardware for windows and sliding doors in all bedrooms and living spaces makes it a pleasure to operate them. Any wall space seems to hide premium quality custom cabinetry with Blum hardware. Very appealing and a great match for the extensive use of marble, granite and limestone countertops throughout. The laundry became a walk-through area towards the garage with washer and dryer in operating height. Fixtures are provided by Dornbracht or Tara Classic, toilets and sinks are from Kohler. Floors are crafted from 16’’x 24’’ large format honed stone with base. You really want to walk through to believe this open, inviting feeling.A superior choice of appliances rounds up the setup of Papali Wailea: Sub-zero, Wolf, Bosch and ASKO are the providers, with a built-in BBQ and under-counter fridge on one of the outside lanais. An addition of $35,000.00 would get a Bose Lifestyle 38 home entertainment system, connected to the standard pre-wiring of the home. This includes two remote controls, 2 flat-screen plasma TVs (50’’ and 42’’), a smaller LCD TV (27’’) for the kitchen counter and the compact, high fidelity speakers throughout. A secure wireless computer network is part of this option, too.

No Wishes left - Only few Options necessary

There is also an option for a custom built-in, wall-to-wall drawer unit with bookshelves for the master bedroom. Not sure if this is needed, but at a unit price of $3,700,000.00 for the remaining residences available, please, do me the favor and add that sound system: I believe that should be a great investment at this point.
Part of the monthly maintenance fee of $1,555.00 is the payment for the resident manager who will be living in an apartment next to the gated entry / exit gates. He will coordinate and oversee all aspects of the grounds and facility management of Papali Wailea, including ground and poolside security cameras.
