The starting price for Wailea Homes is now below $800,000.00. A recent price reduction for a home in Wailea Kai entered a price range for the area that we have not seen for the last five years or so. That tells you something! A second home in the same neighborhood is listed for $875,000.00. Just a stone throw away across the street on Keawakapu Beach, there are two listings: one for $18,500,000.00 and a second home for $10,900,000.00. Homes on this beach are not part of the Wailea Community Association. These properties are considered Kihei Homes.

One of the lowest priced Makena Homes is currently listed for $4,900,000.00. This is a property in the gated community of One Palauea Bay and it is now considered a short sale. Two of the three most expensive listings of all Makena Homes are part of the same neighborhood. Homes in Makena are often individual properties on larger pieces of land and not part of any community.

Today’s Maui Photo shows part of the view from house #7 on Makena’s Black Sand Beach. To me, this is one of finest homes in South Maui. It is a superior single level construction: 4 bedrooms with 4 bathrooms and almost 5,000 square feet interior living space. This Makena Home is listed for $8,700,000.00 and will sell as a deal, considering the neighboring vacant lot prices for Maluaka At Makena.
