Wailea Homes are NOT Residential Condos

Maui Real Estate is different. “Maui Is The Best” and sometimes it seems that we can do how we please, even with our Maui MLS and the setup provided to service our customers. But don’t you ever get confused! I am writing this post tonight to clarify the difference between “true” Wailea Homes and the so called “Residential Condos”. This is only an explanation and does not mean that I agree to this setup.

A Wailea Home or a Makena Home is exactly what you expect it to be. The property is a fee simple parcel of land of any size. The home thereon is considered an improvement to the land. It is part of the fee simple purchase you are making. Basically you are owning the parcel of land together with the home, all fee simple, all yours. Any fixings, maintenance and beautification will be at your cost.

Residential Condos are very different. Primarily they are handled as condos. They have governing association / strada rules as common for any Makena and Wailea Condo. Visually, when you are physically approaching these Residential Condos, they are looking like single family homes. Examples for Wailea Real Estate are Kanani Wailea with their free-standing buildings and Kai Malu At Wailea with their connected 2-story town houses. Example for Makena Real Estate is Makena Place. Hokulani Golf Villas is such an example in Kihei.

This is one of my favorite places to watch the ocean and photograph the waves as they roll in: Maluaka At Makena is a beach park just south of the Maui Prince Resort, an area also known as Black Sand Beach. This was a perfect afternoon for a Maui Photo with great colors. I very much appreciate to be living on Maui.
