Take this as your ‘call to action’: DEALS in the South Maui Real Estate Arena, I mean opportunities. I am talking true chances to score in this market. Something like “finding Leonardo Da Vinci’s fingerprint on one of your cheap $19,000.00 paintings“. Now, finally, these type of Real Estate Deals are possible for Wailea Condos and Makena Homes.
What a day for Wailea Real Estate! Unit #35 in Kanani Wailea sold for $850,000.00 in a private sale without commissions paid. As one of the New Developments, that same unit recorded back in April of 2007 for more then $1,700,000.00. Wailea Palms shows the sale of a 2 bedroom / 2 bathroom unit, the popular B-plan with 1194 square feet, for $659,000.00. Wow! And pretty much anything now listed in Hoolei At Wailea is available below the original sales price from a few years back when it was brand new.
Back in the hay-days, a lot in the Wailea Highlands was listed for over $2,100,000.00. It never sold. Today this prestigious piece of Vacant Land got re-listed for $1,670,000.00. Asking Price! This is a great opportunity for nearly three quarters of an acre. Recently I introduced one of the Makena Homes Oceanfront for $38,000,000.00. Now you can save yourself $6M. The price has been reduced to $32,000,000.00 today There is a new short sale listed in Wailea Pualani Estates. This is an almost new executive style home with 4 bedrooms / 3.5 bathrooms, almost 3000 square feet.

Not matching the Wailea Resort by size or numbers, the Makena Real Estate market is still different. There is a short sale in One Palauea Bay, but generally speaking, prime properties such as oceanfront condos or homes in both South Maui Resort areas, will always carry a premium price. That much is true: They don’t make any more of it. People can build Wailea Condos or Makena Homes. But at the moment Maui Real Estate is offering a fair number of New Developments while opportunities to purchase Vacant Land are getting less and less. And with the ocean surrounding us, on an island like Maui, the absence of land simply seems much more apparent then elsewhere.
Today, lot #14 in One Palauea Bay sold for $1,835,000.00. This is the second lot in this neighborhood this year after lot #13 closed back in March for $2,120,000.00. These lots are not offering much views, but the sizes of over one acre each and the proximity to the white sand beach of Paulauea Bay as well as to the famous Wailea Beach Walkway can not be replaced. Now is great time for a brief update on Vacant Land in South Maui.

The following numbers are the most interesting facts for Wailea Real Estate and Makena Real Estate. There are currently 27 Vacant Land listings including only 4 below $1,000,000.00. 17 sales have been recorded for 2009 versus only 4 last year, 2008, and another 9 sales in 2007. Only 2 out all these sales since January 2007 sold for less then $1,000,000.00. Vacant Land sales for 2009 have been dominated by the high ticket prices of Maluaka At Makena and the smaller, exclusive community of Papaanui Makena.
Lots still available for sale include Vacant Land in the Bluffs At Wailea right next to the upcoming Wailea Gateway Center as well as lots in Wailea Highlands and Wailea Golf Vistas. The most expensive lot at the moment is a nearly one-acre parcel in Maluhia At Wailea listed for $14,800,000.00. This is a unique opportunity to essentially own an oceanfront single family home within the Wailea Resort.

Are you also wondering why there are 4 listings for Papaanui Makena in the Maui MLS that are actual listings advertised by the developers?
The changes showed a couple of days ago and I received a number of calls until today. Most people wanting to know if there will be other lots of the “reported-as-sold” lots available any time soon. Sorry, but I don’t think so! The top row lots, #1, #2 and #3 sold. Done. Forget it!
More details of the available lots are listed here in the Papaanui Makena section. Lot #4 received a price reduction this week and is now offered at $1,295,000.00. Lot #5 is in Escrow for a while and will most likely close very soon: check back for news on this site. Lot #6 and Lot #7 are the 2 re-listings. Both are showing previous recorded sales, each for $1,050,000.00 back in March of this year.
But who cares?! They are available. And for Vacant Land in Makena or Wailea, these are great prices. The location above Makena Landing is fantastic spot with gorgeous ocean and Molokini island views towards the south. The developers are in the process of grading and preparing the site for possible home sites. The site work is scheduled to be completed later this year.
