Short Sale Listing The Palms At Wailea 405 gets $64,000.00 Price Reduction – Great Deal if the Lender agrees!

Thursday, January 14th, 2010

The Palms At Wailea 405 is a ground floor one-bedroom unit that has been listed for as a Short Sale for a while now. Obviously at the wrong price! With the $64,000.00 Price Reduction we still have to ‘convince’ the lender, but this is where the market is. The new listings price of $525,000.00 is realistic and not far off from the sales price, I believe. Palms At Wailea 405 now has by $160,000.00 the lowest list price in the complex.

Building #4 in The Palms At Wailea is conveniently located within easy walking distance to the pool area and the front office. Just park your car and start your vacation. Unit #405 is a one-bedroom two-bathroom unit with an excellent rental history. Prior to the economic problems, this unit was able to generate the income of a standard two-bedroom unit in the complex. I believe that this was possible because of the quiet and central location in The Palms At Wailea. Plus, the unit is in very good condition, considering that it could use some updating.

Today’s Maui Photo is from the lanai above the pool area. This is the public area of this vacation rental complex and very popular with our visitors. It’s less then a 100 yard stroll from your master bedroom in unit #405. Great area to enjoy the sunset views. The Palms are now almost 20 years old, but they are truly a popular destination when talking about Wailea Condos.

Recently, I sold Palms At Wailea 302 for $500,000.00 even. Granted that this was an upstairs unit, I believe that building 3 and 4 are similar in value. It’s quiet around here and someone will get a steal on the Palms At Wailea 405. Yes, this is my personal listing and we do not have lender approval for any particular price for this short sale. So, bring me an offer or call me for details on how you can become the new owner. Kind regards, VW

Get started with one of the Wailea Homes in Wailea Kai and own a HOUSE here for less then $800,000.00

Tuesday, January 12th, 2010

This is an opportunity! 70 Waikai Street in Wailea Kai is a simple, single level home in a great neighborhood very close to the ocean. The house did receive a $25,000.00 price reduction and is now listed for $850,000.00 in the Maui MLS. This is the current Best Price / Best Value to start with any of the Wailea Homes. Why did I write “for less then $800,000.00″? It’s simple. Because I believe that no Seller is getting what they are asking for these days! So, just make your offer and try.

This Wailea Home was built in 1982 and it does show the age. Though it is very well kept, being almost 30 years old, it is in dire need of updating throughout. The floor plan is comfortable with 3 bedrooms and 2 bathrooms, just over 1,750 square feet. The lot size of 7,700 square feet allows for a little yard space and privacy in the back, surrounded by easy-to-maintain landscaping. This home in Wailea Kai is the perfect spot for your Maui Retirement Home.

Today’s Maui Photo has been shown before. Just above the “W” for Wailea Kai, that is the exact location of 70 Waikai Street. The home is virtually located in the heart of this gated neighborhood. It is a beautiful and easy stroll on flat land, not more then 10 to 15 minutes, over to the wold famous Keawakapu Beach, where homes are selling in access of $10,000,000.00. This house is vacant and easy to show. Let me know when you can make the time to see it & I will be there. Mahalo, VW

The Maui Board of Realtors publishes the 2009 Statistics and gets A Mention on Today’s Maui News Front Page

Saturday, January 9th, 2010

Today’s Maui News Front Page includes a mention titled “Maui Real Estate getting it’s footing only slowly“. If you are into numbers, this is an unusual flat-out written article (for a newspaper anyway) that is focused on the 2009 Maui Real Estate Statistics as published by the Maui Board of Realtors. Be sure to read the entire article! At the end it is explained that compared to the national averages, even after the declines, Maui County housing is still very high. The article is citing the National Association of Realtors as the source for it’s finding.

The Maui Board of Realtors is publishing these year-end Sales Reports on an annual basis, every January. If you are tracking the Real Estate Market on Maui, you may consider downloading these Sales Reports for FREE on my website. In conjunction with professional from a Maui Real Estate Agent, they are of excellent help when making an informed decision to buy or sell Maui Condos or Maui Homes.

Wondering about today’s Maui Photos? — That’s what I really believe: times are changing fast! Both of these photos were taken from the same location with the same camera. Within minutes. That’s Maui. Always good for a surprise. Maui Real Estate may not change within minutes, but if the time is right for you, don’t wait, BUY. Buy now, before the market turns ‘red hot’ again!
