Add-on to yesterday’s Post for Kihei Condos: requested Aerial Photo of Loke Hale and Iliili Road

NO – I did not charter a helicopter today, going up just to make YOUR photo. But I thought I am surprising lots of more people by adding an aerial photo I still had, to yesterday’s post. By the way, it is not really an excuse to say “I don’t know where this is, since it is not one of those Wailea Condos“. Some of these Kihei Condos are just fantastic, I believe. ALL of them are still in South MauiĀ  :)

The location of Loke Hale is really stunning with the green lawn in the front, Kihei’s #1 surf spot, Cove Park to the north and Charley Young’s Beach in the south. Here are more photos of Loke Hale #202 from when it was previously listed. Sad we missed this opportunity but there are many more oceanfront Kihei Condos. It is still a great time to buy, no question!

The blue roof to the south of Loke Hale is one of those brand new Kihei Homes, built in 2002. It is a 4 bedroom / 4 bathroom home with almost 4,400 square feet on a 10,000 square feet lot. This oceanfront Kihei Home sold most recently, on December 11, 2009 for $4,750,000.00. Great neighbor to have in terms of Maui Real Estate values.

The dominant red roof lines to the top right in the photo are from another Kihei Condo called Maui Vistas. And the green roof lines to the left, half way covered by the arrow are those of Hale Kanani, a much more recent construction from 2006. For those interested in visiting this specific area, there is a public parking lot on the ocean side of South Kihei Road. Otherwise it is not that easy to leave the car just anywhere.

Sorry! You missed it. Well, you had more then 250 days time to make an offer. But now this really cute oceanfront Kihei Condo has an accepted offer and is in Escrow. It was listed for $1,285,000.00.

Actually, I never counted them, but there really are lots of Kihei Condos and most of them are located on the mountain side of South Kihei Road. Still considered as part of South Kihei, Loke Hale is located on Iliili Road, a short half-mile stretch between Charley Young’s Beach in the south and the popular Kihei Surf Spot called Cove Park in the north.

Loke Hale is an exquisite and small Hans-Riecke-designed complex on the ocean side of Iliili Road with a beautiful green lawn atop the natural lava wall fronting the ocean. Loke Hale 202 is a 2-bedroom 2-bathroom unit with 1,020 square feet that has been completely remodeled in 2002. This second floor unit has fantastic ocean views from Maaleia and the West Maui mountains all the way down to Kahoolawe and the island of Molokini. The open kitchen and the living room are facing the ocean and so is the adjacent master bedroom. The bright unit offers lots of windows with a tropical breeze and the sound of the ocean 24/7. A soothing, simply beautiful and tranquil feeling at the same time. I truly love this unit.

Today’s Maui Photo only gives a glimpse of what this unit #202 in Loke Hale really is about. If you send me an email, I will return a link to more photos of this gorgeous remodel. Though it builds value for the owners, it is sad that we rarely see Kihei Condos in Loke Hale become available for sale. But there are other oceanfront Kihei Condos. Some of them are virtually located on the beach.

2009 Sales Numbers and the Current Status for South Maui Real Estate

Between showings, it has always been interesting for me to browse our local Maui MLS, constantly improving, getting a better feeling for the year-to-date sales numbers in the South Maui Real Estate market.

Thus far in 2009, a total of 46 Wailea Condos and Makena Condos have been sold. Combined revenues have exceeded $72,000,000.00. In addition, 108 Kihei Condos sold in the amount of more then $67,000,000.00. Only 11 Wailea Homes and Makena Homes sold this year, showing revenues of more then 32,000,000.00. The number of Kihei Homes that sold in 2009 is now at 78, bringing in revenues of more then $49,000.000.00.

Absolutely eye-popping are the results for Vacant Land sales in South Maui. Kihei Vacant Land claims one single sale for $350,000.00. Because of the New Developments of Papaanui At Makena and Maluaka At Makena, 18 parcels of Vacant Land recorded in Wailea and Makena for a total value of over $50,000,000.00.

Sure, the start of 2009 was not the best. But looking at the current status, it appears that things have turned around quiet a bit. 147 listings have received acceptable offers and are in Escrow at this moment. More then half, about 56% of these Escrows are for properties that were listed below $500,000.00. A total of 43% are classified as Short Sales or REOs, bank owned properties. Out of all these Escrows, 43% are for South Maui Homes, while the remaining 57% are for South Maui Condos.
