Wailea Highlands ocean view lot gets listed nearly $100K below the 2007 purchase price

This is lot number 18 in the Wailea Highlands and the street address of a completed Wailea Home on this property will be 4335 Melianani Place. Originally sold for over $2M, the property is now listed for $1,995,000.00. This was my listing with another owner back in 2004 and we sold the property for $1,350,000.00 back then. Much happened since then, but this is a stunning location in Wailea Highlands with views to die for!

The size of lot 18 in Wailea Highlands is measured with 20,083 square feet. One needs to know that this is a really steep piece of Wailea Vacant Land. It is not for the faint hearted and will require an unusual $ amount for proper grading and retaining walls. Back then, there have been simple plans for a single level Wailea home in this location. An elevator could lead from the garage to the spectacular building platform.

Coldwell Banker Maui aka Coldwell Banker Island Properties beats the competition in 2011

As expected, Coldwell Banker Maui, also known as Coldwell Banker Island Properties (CBIP), is the single one strongest Maui Real Estate company on the island for 2011. In fact, it has been like this for more then 15 years now. The revenues for Coldwell Banker Maui typically are around what the two closest Maui Real Estate competitors combined are generating in the same year. The 2011 sales graphic below reveals last year’s details.

Although this information is available through the Maui Board of Realtors, I have intentionally covered all other Maui Real Estate companies on the sales graphic above. New Year’s Day 2012 brings two very different South Maui Homes Listings

Although not more then 10 minutes drive apart, these two New Year’s Day 2012 listings, have virtually nothing more in common then being South Maui Homes in gated communities.

The first new listing is a Wailea Home in Wailea Kai. Located on 3150 Waiea Place, this property has 3 bedrooms and 3 bathrooms with just over 2000 square feet on a roughly 12000 square feet lot. This Wailea Home has a pool and is positioned in the back of the neighborhood, very private and far below Wailea Palms. The very first entry in the Maui MLS was in June of 2010 and with $1,275,000.00, the home is now at it’s lowest listing price. With very personal decorations, visitors can experience an extremely well kept Wailea Home, located in walking distance to famous Keawakapu Beach.

Only “two doors down” is the currently lowest priced Wailea Home for sale. 3142 Waiea Place is a smaller home in all dimensions and it does not have a pool. The listing price is exactly $200,000.00 less then our featured property and it has been on the market for about 90 days. The open-isle layout makes this home a true Hawaiiana property.

The second new listing is one of the Kihei Homes. More precisely, it is located in the gated community of Kaimanu Estates, a 9-lot enclave in the upper portion on the north end of Maui Meadows. There is only one entrance off Kupulau Drive and all the Kihei Homes in Kaimanu Estates are situated on over two acres of land each. 200 Kaimanu Place has 4 bedrooms and 4.5 bathrooms, a total of 4265 square feet of living space and is located on 2.12 acres of land. First built in 1988, this Kihei Home received a complete remodel last year in 2011 and simply shows beautiful. With sprawling ocean views, this Maui Meadows home is listed for $4,950,000.00.

Why do you prefer Wailea Homes over properties in West Maui?

People always ask me, specially if they previously stayed on both sides of the island: Why do you prefer Wailea Homes over properties in West Maui? It’s an interesting question and sure deserves a mention.

Last week, I had some very nice folks visiting from Canada. We had a great time and they saw just about a dozen Wailea Homes in the $2M to $3.5M price range. Doing this all in one day is quiet a setup but they had prepared similar showings for West Maui two days later.

Yes, I live in South Maui and it is the only place I do business. South Maui Homes are your better choice While I believe that any answer to the question can never objective, I do want to say that there are a few facts that can’t be missed.

Comparing annual statistics, we have less rain in South Maui and our weather pattern seems generally more friendly with less wind. From hidden coves to mile-long stretches of light sand, there are a number of very different beaches to choose from. Enough to keep you busy exploring for an extended vacation.

The Wailea Beach walkway virtually meandering from Wailea Ekahi all the way down to the Polo Beach Club, makes a very different impression then the flat stretched walkway on Kaanapali Beach in front of the tall Miami-style hotel skyline. Wailea Homes are part of the master-planed Wailea Resort community, nothing that West Maui can offer.

The road ends in South Maui and it appears much more quiet and secluded down here. For action and entertainment, we visit West Maui. We just have to make sure that the one single road stays open to get us back home when we are done. West Maui folks will call this a “better community life” and that makes sense: You think twice and it’s often a hassle to use the one single road for commuting or traveling on a more regular basis.

Welcome to South Maui then! You should buy one of the Wailea Homes.

Bank Owned Wailea Home now almost $1M lower then original Short Sale price of July 2010

When first listed as a South Maui Short Sale in July 2010, 40 Hale Alii Place in Wailea Fairway Estates showed a price tag of over $2,000,000.00. Now with the 3rd listing agent and a new $300K price reduction after the first week, this Wailea Home became a great value with an asking price of $1,249,999.

While 40 Hale Alii Place was listed last year, I had the chance to take photos of the furnished property. The photo below is the true vista from the upstairs lanai. There are some views of the ocean, but the beauty of this property lies in the proximity to the beach. It is only a small stroll crossing Wailea Alanui and down to the Mokapu Beach Park in front of Wailea Elua.

House #9 at Makena Place gets re-listed for $8,788,000.00 today

Back in October of 2010, I invited seriously interested readers to enjoy a half-day tour of Makena Place. Well, let’s do it again! With a price drop of nearly $1,2 million, Makena Place #9, did get re-listed today for $8,788,000.00.

Here another thought: Makena Place #6 is also listed for below $9 million. Both of these homes are very different in their style, yet of excellent quality. Kanani Wailea 4 sells for less then 50% of the original price recorded in March 2007

Kanani Wailea 4 first sold in March 2007 for $1,343,225.00 as part of the, at that point, New Development. Today, about four and a half years later, Kanani Wailea 4 sold as a bank owned, foreclosed property for $617,000.00. This is by far the lowest sales price recorded for any unit in this Wailea Condo.

Kanani Wailea 1 sold in September 2010 in a similar situation for $902,000.00 and a year before, in September of 2009, Kanani Wailea 35 sold for $850,000.00 in a private sale. Thus far, these are the only 3 sales below $1,000,000.00 in this Wailea Condo. Change is in the air? Maybe …

The construction of Kanani Wailea is superior to most of the other Wailea Condos, only in the shadow of Papali Wailea. Floor plans are single level and two-story, detached buildings. A stainless steel frame, top of the line materials and appliances are truly of high standards. Kanani Wailea is located on the corner of Kilohana Drive by the first entrance to Maui Meadows when you are driving from the north towards Wailea.
