Wailea Highlands ocean view lot gets listed nearly $100K below the 2007 purchase price

This is lot number 18 in the Wailea Highlands and the street address of a completed Wailea Home on this property will be 4335 Melianani Place. Originally sold for over $2M, the property is now listed for $1,995,000.00. This was my listing with another owner back in 2004 and we sold the property for $1,350,000.00 back then. Much happened since then, but this is a stunning location in Wailea Highlands with views to die for!

The size of lot 18 in Wailea Highlands is measured with 20,083 square feet. One needs to know that this is a really steep piece of Wailea Vacant Land. It is not for the faint hearted and will require an unusual $ amount for proper grading and retaining walls. Back then, there have been simple plans for a single level Wailea home in this location. An elevator could lead from the garage to the spectacular building platform.

Oceanfront Wailea Homes -Do you prefer a $14,5M Vacant Lot ready to build or a $7,5M Furnished Home?

Some things are simply not decided by just rolling the dice! If you have been dreaming about one of those Oceanfront Wailea Homes, here is your chance. All you have to do is to find out if you prefer building your own dream on a $14,5M Vacant Lot or simply purchase a Furnished Home for $7,5M. The choice is yours but since it is more then just a two dollars and fifty cents difference, it helps to understand what is going on here.

Maluhia At Wailea is the only possibility to own one of those prestigious Oceanfront Wailea Homes. Why? All the rest of the Wailea Resort is comprised of South Maui’s Oceanfront Hotels or the famous Wailea Condos. In fact, in my opinion, there are only 4 Wailea Homes on the ocean. Maluhia At Wailea is an oceanfront gated community with a total of 14 lots. That much is true. But as today’s Maui Photo shows, there are only 4 Oceanfront Wailea Homes and … yes… one Vacant Lot where you could build your own dream.

Here is another idea: BB – Buy Both! Supervise the construction or simply visit the site daily on the way to go swimming. Once the market bounced back, your dream on the ocean should be completed and you can sell the home in the back as one of the few Wailea Homes so close the water. The Bluffs At Wailea is comprised of 12 parcels of Vacant Land and all of them are still For Sale

At the end of Piilani Highway at the 90′ corner, that’s where the new Wailea Gateway Center has been built. South Maui’s newest Center is sharing the entrance just off Wailea Ike Drive with The Bluffs At Wailea. The lots of the Bluffs are situated in a fan-like position on two sides of the Wailea Gateway Center. None of the vacant lots of The Bluffs At Wailea has been sold yet. My Bluffs At Wailea Plat Map gives a quick overview of the layout.

Over the last two years, always 6 lots have been listed For Sale in the Maui MLS. These listings showed either lots 1 through 6 or lots 7 through 12. Fact is that all lots are still available and can be purchased. The Bluffs At Wailea are certainly still listed as a of the New Developments. The Wailea Gateway Center is nearly ready and is scheduled to open very soon. As mentioned, Coldwell Banker Island Properties will be moving it’s office from the Wailea Town Center to the newer location at the Wailea Gateway Center.

The prime lot of The Bluffs At Wailea is lot #4. With over 51,000 square feet, it is just over 1 acre in size and located in the prime corner location with magnificent golf course as well as ocean views. The current list price is noted with $3,950,000.00. For your comparison, lot #1 has about 22,000 square feet and is bordering the Piilani Highway, more or less. It is available for $1,075,000.00. So here you have it, Vacant Land in Wailea still does not come cheap. There is just not much left of it.

I took today’s Maui Photo from the corner of lot #9 towards the West Maui mountains, basically towards the north west direction, overlooking the property with lot #4 in the far distance. With all current Maui Listings for The Bluffs At Wailea showing between the above mentioned price for lot #1 and lot #4, I can safely state that any of the lots are available in the price range of $1M to $4M. Some of these lots are offering great possibilities! Be sure to check the plat map and then give me a call  :)
