Wailea Highlands ocean view lot gets listed nearly $100K below the 2007 purchase price

This is lot number 18 in the Wailea Highlands and the street address of a completed Wailea Home on this property will be 4335 Melianani Place. Originally sold for over $2M, the property is now listed for $1,995,000.00. This was my listing with another owner back in 2004 and we sold the property for $1,350,000.00 back then. Much happened since then, but this is a stunning location in Wailea Highlands with views to die for!

The size of lot 18 in Wailea Highlands is measured with 20,083 square feet. One needs to know that this is a really steep piece of Wailea Vacant Land. It is not for the faint hearted and will require an unusual $ amount for proper grading and retaining walls. Back then, there have been simple plans for a single level Wailea home in this location. An elevator could lead from the garage to the spectacular building platform.

Why do you prefer Wailea Homes over properties in West Maui?

People always ask me, specially if they previously stayed on both sides of the island: Why do you prefer Wailea Homes over properties in West Maui? It’s an interesting question and sure deserves a mention.

Last week, I had some very nice folks visiting from Canada. We had a great time and they saw just about a dozen Wailea Homes in the $2M to $3.5M price range. Doing this all in one day is quiet a setup but they had prepared similar showings for West Maui two days later.

Yes, I live in South Maui and it is the only place I do business. South Maui Homes are your better choice :) While I believe that any answer to the question can never objective, I do want to say that there are a few facts that can’t be missed.

Comparing annual statistics, we have less rain in South Maui and our weather pattern seems generally more friendly with less wind. From hidden coves to mile-long stretches of light sand, there are a number of very different beaches to choose from. Enough to keep you busy exploring for an extended vacation.

The Wailea Beach walkway virtually meandering from Wailea Ekahi all the way down to the Polo Beach Club, makes a very different impression then the flat stretched walkway on Kaanapali Beach in front of the tall Miami-style hotel skyline. Wailea Homes are part of the master-planed Wailea Resort community, nothing that West Maui can offer.

The road ends in South Maui and it appears much more quiet and secluded down here. For action and entertainment, we visit West Maui. We just have to make sure that the one single road stays open to get us back home when we are done. West Maui folks will call this a “better community life” and that makes sense: You think twice and it’s often a hassle to use the one single road for commuting or traveling on a more regular basis.

Welcome to South Maui then! You should buy one of the Wailea Homes.

Wailea Homes show Three Sales in November but only One Sale in December of 2010

3901 Waakaula Street transferred title for $1,672,800.00 today. With only one day left in December of 2010, this might as well be the only sale of Wailea Homes this month. Like elsewhere on the island, South Maui home sales have increased by transaction numbers in 2010 but not by individual value per transaction.

Wailea Homes and Makena Homes are reporting a total of 29 sales this year versa just 18 sales for 2009. The total number for Kihei Homes sold is 153 for this 2010, over 124 closed sales last year.

More then ever, successful sales have been measured by location, proximity to the beach and ocean views. Take today’s closing in Wailea Golf Estates: Though it is located on the same street in Wailea Golf Estates as last months sale, it sold for more then $3,000,000.00 less.
